As an independent buyer's agent I operate through the network of IAD Portugal (AMI 11220) and I will help you find and purchase your dream property in Portugal.

My mission is to truly represent you - and only you - throughout the buying process in Portugal, and guide you from start to finish, always with your best interests in mind.

 

How do I work? 

1. Discover

Getting to know you and your project

The first step is getting to know you and define if we are a good fit to work together.  I will take my time to fully understand your project  and will take note of your wishes & needs.

2. The financial picture 

Giving you insights in the purchase costs and financing possibilities

Once we decide to work together, the next step is that you get insight in the costs involved and the possibilities of obtaining financing in Portugal (if needed),  so we can define the budget and focus on the right type of property/location. Count on me to bring you in touch with a good team of independent mortgage brokers that can give you a quick assessment about your finance possibilities in Portugal and will negotiate the best deal for you by contacting several banks.

3. Search & selection

Drawing up a short list & selecting only the best

As an independent agent and through my excellent network, I have access to the entire market, including off-market properties. No time will be wasted on unsuitable properties.

We will work together towards a shortlist of properties that best match your search criteria. I will be  your single point of contact for further inquiries on these properties and we will maintain only the ones that that tick most of your boxes and determine the property viewing procedures.

4. Visit

Viewing the selected properties

I will coordinate and accompany you during the property viewings and will make sure to ask the right questions. We will explore the area together so you'll get a good sense of the environment. In case you are not in Portugal, I  will view the properties on your behalf and send you a detailed report afterwards including photos and videos, together with my honest feedback.  

5. Due diligence

Making sure you are well informed before going forward

Before issuing an offer, I will assess the value of a property based on similar properties in the area.  Although not common in Portugal, I recommend to hire a professional property surveyor  in this stage to conduct a thorough inspection of the property.

6. Acceptance of offer and Purchase

Helping you acquire your dream property

From issuing the purchase offer at the correct price, negotiating the terms of the Promissory Contract (CPCV) to the signature of the final Purchase Deed (Escritura), I will be by your side and make sure your interests are well defended.

Apart from my own assessment of the property documentation provided by the listing agent, it is important to hire an  independent and trusted bi-lingual lawyer or solicitor to check all the required paperwork, find out whether there are any issues with registration/owners, unpaid property taxes, illegal buildings etc.

In Portugal the hiring of an independent legal professional is important to ensure every aspect of the deal is done in your favor. Never trust the lawyers recommended by the real estate agency acting for the seller!
